Track property and pension in one app

For most people, a home and a pension are the two largest lines on the balance sheet, and most tracking apps ignore both. Netaro models property as value minus mortgage, treats pensions and tax wrappers as what they are, and shows them next to your investments, cash, crypto and debt as one private net worth figure. Netaro is a private net worth tracker for iPhone and Android that puts stocks, crypto, cash, property, pensions, private equity, debt and valuables on one balance sheet, with no bank linking.

Why property and pensions get left out

Bank-linking trackers can only see accounts they can connect to. A home has no login. A workplace pension often has no API. So the two assets that make up the majority of most households’ wealth either get a rough manual cell or are missing entirely, and the net worth figure is wrong by hundreds of thousands.

How to model a property properly

  • Record the current value and the outstanding mortgage separately. Equity is the difference, and both sides move.
  • If you own a share, say half of a home with a partner, record your ownership percentage so your net worth shows your share while the deed figures stay intact.
  • Keep the deposit and purchase price for context, but do not scale them by ownership.
  • Treat the mortgage as debt in its own right so leverage is visible, not hidden inside a net figure.

How to model a pension

A defined-contribution pension, a SIPP or a 401(k) is an investment account with a wrapper that changes when you can touch it. The right model is an account marked with its wrapper, holding either the funds inside it or a single valuation you update from statements.

In Netaro, accounts carry one of Pension, SIPP, Stocks & Shares ISA, Cash ISA, Lifetime ISA, 401(k), Roth 401(k), Traditional IRA, Roth IRA, HSA, 529 Plan, TFSA, RRSP, FHSA, RESP, RRIF, Superannuation, KiwiSaver, PRSA, ARF, Retirement Annuity, CPF, SRS. The Portfolio Health score and liquidity insights use the wrapper, so a pension is counted as wealth but not as money you can reach next month.

Putting it all on one balance sheet

Once property, pension and wrappers are modelled, the rest is straightforward. Add cash accounts, taxable investments, crypto, private equity and valuables. Add debts. Netaro converts every holding into your home currency, refreshes market prices daily, and snapshots the whole sheet whenever something changes so you get a complete history.

With Pro you can see the shape of that balance sheet: how liquid it is, how leveraged, how concentrated, and how it compares with people of your age in your country.

Verdict

If your tracker cannot show your home equity and pension next to your investments, it is not showing your net worth. Netaro is built to model both properly, privately, and for free.
